What is a Heritage Pre-Purchase Assessment?
Our Pre-Purchase Assessments are ideal for prospective buyers looking to purchase listed buildings (Grade I, Grade II* and Grade II), locally listed buildings (e.g. non-designated heritage assets), properties or plots of land near a heritage asset as well as properties within conservation areas. These properties and sites are afforded protection through Government legislation and are protected by law regulated and checked by the planning system. The amount of protection afforded to them will depend on the type of designation, for example, a Grade II* property will be afforded greater protection than a Grade II or locally listed building.
For this reason our Pre-purchase assessments will be tailored to the designation as well as your aspirations for the future of the property. We can investigate your specific development plans and provide advice on the likelihood of achieving permission or we can provide a more general risk assessment on what could be achieved through the planning process.
We can also investigate whether any suspected unauthorised building works have been carried out on the property by looking at archives and planning records. It’s important to note that with listed buildings liability for unauthorised works transfers with the land to the new owner and purchasers often unknowingly inherit the responsibility.
Our service is offered in addition to the normally recommended structural survey. Our assessment in conjunction with the structural survey can sometimes influence valuations as well as highlight any potential stumbling blocks on your plans for the property or land at the very earliest stage of the process.
